From reservation to move-in, here's exactly what to expect.

 

1. Reserve your home. 
   $300 deposit. This is a non-refundable deposit that secures your spot, and it's fully credited toward your $25,000 design sprint.

2. Your consultation call.
   We'll invite you to a 30-minute call to walk through your land, your use case, and what you're envisioning.

3. Your contract and estimated price.
   Based on that call, we send a contract with an estimated price for your configuration. for example, a fully enclosed Donut starts around $244,950. This is a starting point; your final price depends on the customizations you choose.

4. Sign and begin your design sprint.
   $25,000 due. This funds a dedicated 30-day design sprint where we work closely with you to shape the layout around how you actually live. Want something genuinely custom? We'll engineer it!

5. Design approval and final quote.
   Once you approve your design, it's locked in and we issue your final quote. Changes after this point are considered case-by-case at our discretion, not guaranteed.

6. Approve your quote.
   50% due. The $25,000 you already paid is credited toward this payment, so you only owe the difference.

7. Manufacturing begins.
   Immediately once your 50% payment clears.

8. Mid-build review.
   Once rough manufacturing is complete, we invite you to review and approve it.

9. Approve the rough build.
   30% due.

10. Completion
    20% due. Once your home is finished, the remaining 20% is due before shipping.

11. Delivery and install.
    Shipping takes 5–8 weeks from completion.

12. Site prep
    (foundation pads, piers, earth screws, etc.) is arranged through your own contractor, who coordinates with our team. Once your site meets requirements, we handle installation.

 

Typical timeline: design runs 1–30 days depending on complexity, manufacturing takes about 30 days, and shipping adds another 5–8 weeks. Delays caused by factors outside our control like, but not limited to, force majeure, site readiness aren't on us.
